What is co-ownership?

A way to own property alongside others — with clear, separate rights. Co-ownership is a model in which multiple people own a single property through a dedicated legal entity. Each co-owner holds a real, registered stake with independent rights to use, enjoy, and sell it. It’s not a timeshare, not a club, not a rental, and not an investment fund — it’s real ownership, done intelligently.

Yes. You are the legal owner of your fraction. When you buy with Viare, you acquire shares in an LLC created specifically for that property. You and the other co-owners jointly own 100% of the asset. Your stake is real — you can enjoy it, transfer it, or sell it whenever you choose. Viare can support you through the sale process to ensure the best possible outcome.

The legal formalization and closing process follow the same standards as any conventional real estate transaction.

Every Viare property is divided into 8 fractions. You can purchase between 1 and 4, depending on how much time you want to enjoy. Each fraction entitles you to 6 weeks per year.

After talking through any questions with our team and choosing your property, you can reserve your fraction with an initial deposit. If the purchase doesn’t go through, you get it back in full. If it does, the deposit is applied to the total. The transaction is then finalized before a notary.

Maintenance costs vary by property and typically range from 2.5% to 3.5% of your investment per year. For example, on a €100,000 share, you’d pay around €275 per month.

Not necessarily. The model is designed for your comfort, with all management centralized through Viare. That said, if you’d like to connect with fellow owners, that’s always an option.

Everything needed to make ownership completely frictionless. Viare manages four key areas: Your property — preventive maintenance, repair coordination, vendor management, and HOA relations. Your ownership experience — calendar management, stay coordination, on-site support during your visits, and easy week-swapping with other owners. Company administration — accounting, financial statements, tax filing, and regulatory payments. Legal representation — full corporate governance and organized documentation. In short: you enjoy, we handle the rest.

Yes, you can sell whenever you’d like after the first year. Your fraction is a real asset that belongs to you, and you’re free to sell it independently or with Viare’s support — we can help you find a buyer and manage the process to get you the best possible terms. And since Viare properties are located in established, high-demand areas, they appreciate over time — and you benefit proportionally.

Co-owners are always in control. If at any point they decide to change the management company — or if for any reason Viare were unable to continue — the property’s legal entity remains fully intact, and the co-owners can freely appoint a new administrator. Your property is always yours, regardless of who manages it.

The Ownership Experience

How many times a year will I be able to use my home?

On average, Viare owners enjoy their home 6 to 7 times a year. The exact number depends on how you choose to spread your stays and whether you take advantage of available Open Stays. There’s no required minimum — your home adapts to your lifestyle, not the other way around.

Yes. Every owner has their own private storage space within the property — your personal corner to keep the things that make it feel like home. Family photos, clothes, your favorite bottle of wine — whatever you want to always have on hand.

Normal wear and tear is covered by a fund built into the monthly maintenance fees, shared proportionally among all co-owners. In the event of damage caused by improper use during a stay, the responsible owner covers the cost.

Yes, subject to local regulations. If you choose to rent out your available weeks, Viare handles the listing, reservation management, and stay coordination. In exchange, Viare retains 15% of the rental income generated.

What happens if the property is rendered unusable due to damage caused by an owner or their guests? If the damage is the co-owner’s responsibility — whether from their own use or that of someone they invited or rented to — that co-owner covers the repair costs and the temporary relocation of any affected owners to accommodation of comparable quality and location. All of this is covered in the co-ownership agreement that every owner signs when acquiring their fraction.

Yes. Your fraction is yours — and you decide who gets to enjoy it. You can give any of your stays to family or friends without needing to be there. Just coordinate through the Viare App and our team will make sure their experience is every bit as seamless as yours.

Reservations

What is an Advance Stay?

An Advance Stay is a planned, forward-booked stay. As an owner, you can hold up to 6 simultaneously in your calendar, booking up to 24 months ahead. These are your guarantee of access to the dates that matter most — including peak season and Special Dates.

An Open Stay is a last-minute stay. If the property is available within the next 30 days, you can book it without it counting against your Advance Stay limit — a bonus perk for owners who love flexibility and spontaneity.

Each fraction allows you to hold up to 6 Advance Stays at any given time, distributed across three season types — peak, shoulder, and low — ensuring you always have access to the best dates of the year.

Viare defines three season types for each property every year: peak, shoulder, and low. This allows us to ensure that every owner has fair access to the most in-demand dates. Seasons are clearly marked in the Viare App calendar.

Your 6 Advance Stays are divided into three seasonal blocks. Each block can be used in its own season or in a lower-demand one, giving you full flexibility to plan your year however you like.

The cooldown period is the minimum time that must pass between your check-out date and your next check-in. It’s designed to ensure all owners have fair access to the property. The minimum cooldown equals the number of nights in your last stay, with a maximum of 7 days.

Stays range from a minimum of 1 night to a maximum of 14 nights per reservation. If you need more time, you can purchase a second fraction and double your usage capacity.

Stays of 1 to 7 nights count as 1 Advance Stay. Stays of 8 to 14 nights count as 2. This ensures fair and equitable access for all owners.

In our model, there’s no priority order or hierarchy among owners when scheduling stays. All reservations are made based on real-time availability, ensuring the system is always fair.

As an owner, you have the freedom to expand your travel options through our swap system — designed to give you versatility both within your own home and across other properties in the network.

Special Dates include a curated selection of high-demand occasions that vary by region, as well as major local events. Since these dates are unique to each property, they’re managed as follows: They appear clearly marked in your app’s reservation calendar, and each home has its own location-specific events — such as local festivals or high-season windows — flagged as high-priority dates.

Owners can hold up to one Special Date stay at a time per fraction. To ensure you can fully enjoy these occasions, reservations that fall on Special Dates require a minimum of 3 nights.

The Viare App is built to be fair, guaranteeing every owner one Special Date per fraction. We understand that securing your first choice for a specific year — say, Christmas — won’t always be possible. However, our 24-month booking calendar gives you the opportunity to claim that date in the future.

As an owner, you can book anywhere from 2 days to 24 months before your arrival. Calendar example: If today were May 25, 2027, you could book arrival dates from May 27, 2027, covering any period through May 30, 2029 inclusive.

Co-owners looking out for one another is what makes the whole system work. If your plans change and you can’t make a booked stay, we ask that you cancel as early as possible so other owners have enough time to reschedule and take advantage of those dates. Real-time notifications: When you cancel, the Viare App automatically alerts all other co-owners that those dates are available again. Guest management: If your canceled stay had confirmed guests, they’ll receive an automatic notification and the reservation will disappear from their view in the app.

Once you select your dates, your stay is confirmed instantly. If the calendar shows availability and you have Advance Stay slots remaining, all bookings are accepted on the spot.

You can track everything in the “Upcoming” tab within the “Stays” section of your Viare App — all your trip details, right at your fingertips.

Each property has standard check-in and check-out times designed to ensure your home is in perfect condition upon arrival. That said, we understand plans don’t always follow a schedule.
How to request time adjustments:
Early check-in and late check-out: You can request these directly through the Viare App.
Availability management: We’ll do everything we can to accommodate your request, subject to the reservation calendar and housekeeping schedules.
Time confirmation: We’ll notify you via the Viare App whether your request has been approved — 48 hours before your arrival or departure — so you can plan with confidence.
